How real estate licensing works
A real estate agent is licensed by the real estate commission in the state where they work, not nationally. The license record shows whether the agent can currently represent a buyer or seller, when the license expires, and whether any discipline is on file. States differ on what they call the license: some license salespersons who work under a broker, while a few license every agent as a broker. Checking the right state's record is how you confirm the person is cleared to handle your transaction.
